- Development in Oak Island must be controlled. One tool to guide growth is the Comprehensive Land Use Plan that provides action items with time frames and priorities to guide implementation. But, it does not include cost estimates for those action items. I will work to define those costs so they can be integrated into the Town’s annual budget. I will also work to update the Unified Development Ordinances to reflect the preferences of registered voters. Special Use Permits (SUPs) have been used historically to force undesirable development in our community. I will work to eliminate SUPs or at least to apply them to provide more desirable development options and to return control of commercial and residential growth to the Town.
- Traffic congestion is a daily irritant and will get worse with growth in Brunswick County. More crosswalks and sidewalks to improve pedestrian safety are necessary. Bike lanes are inadequate and are poorly maintained. There are no plans to integrate low-speed vehicles, golf carts, or pedestrians with other modes of transportation. Beach access parking is inadequate. Use of street ends for parking requires a policy review by the Town Council. Shuttles to and from centralized parking on the island and/or mainland may be necessary in the future. Although many plans have studied individual components of transportation on Oak Island and the surrounding area, there is not one comprehensive plan that integrates all of our modes of transportation.
- The Town Council has not increased the tax levy for property owners, but we pay more in taxes because Brunswick County has increased our property valuations. As operating costs increase, the Town must increase taxes, reduce spending, or find other sources of tax revenue. The proceeds from paid parking increased revenue, but more revenue is needed to avoid other undesirable options. Improving the operating environment of our business community is one alternative to increasing residential property taxes. Therefore, I support the implementation of a code repair program that will simplify the operation of small businesses and the Streetscape Plan that will enhance our business environment and allow our commercial district to flourish.
