April 5, 2019: In March, for the first time ever, the median asking price for a new home in the United States reached the $300,000 mark. That’s up 7% from the year before.[1]

Some of this may be driven by the new tax law, which raises taxes on wealthy homeowners in high-tax states. As they seek to avoid taxes, they are putting more expensive homes on the market but at lower prices.[2] Following passage of the tax plan, an earlier Number of the Day showed that luxury home prices in New York City have fallen an average of 10%.

This year, the most expensive market is in San Jose, California, where the median asking price for a home is $1.1 million. But that’s down 11% from the year before. “Overall, 114 of the 500 markets Realtor.com surveyed saw a drop in the median listing price.”[3]

While the tax law is hurting wealthy homeowners in expensive communities, prices are heading up in other locations. The biggest gains—a 43% increase—were found in Kokomo, Indiana, where the median asking price is only $122,000.
